Will flood barriers leak?
A properly measured and installed aluminum flood barrier is designed to reduce water entry at that opening. Leakage risk rises with uneven substrate, debris under the gasket, worn seals, incorrect compression, unsealed mounting penetrations, or water that simply goes around the protected opening. Are flood barriers completely watertight?
“Completely watertight” for an entire house is not an honest claim for an opening-line barrier. Systems create a compressed seal at a measured opening under design conditions. Performance depends on fit, seals, thresholds, surrounding surfaces, secondary openings, and drainage. Rubicon does not market whole-home impermeability.
Can water seep underneath a flood barrier?
Yes — under-barrier seepage is one of the most common homeowner concerns. Uneven floors, cracked concrete, expansion joints, sand or debris in the seal line, and insufficient gasket compression can all allow water under the bottom seal. Clean mating surfaces and correct install matter as much as the aluminum itself.
Can water leak around the sides of flood panels?
Side leakage can occur when mounting channels are out of plane, side seals are damaged, or posts are not correctly anchored and sealed. Rubicon checks side mounting surfaces during measurement for this reason.
Can floodwater go around a flood barrier?
Yes. A barrier protects an opening — not automatically the whole building envelope. Water can enter through another door, garage, window, vent, weep hole, wall seepage, slab crack, drain, or plumbing path. Protecting only the front door while leaving the garage open is a classic bypass scenario.
Will installing flood barriers damage my house or cause future leaks?
Installation typically requires drilling into concrete, block, or through stucco to sound substrate, then sealing fasteners and detailing penetrations. Done correctly, mounting is designed not to create a chronic leak path. Will a flood panel still protect my home if a small amount of water gets through?
Opening barriers reduce water volume and delay entry at that line. A small amount of seepage under extreme conditions is not the same as an unprotected opening. It also does not mean the rest of the house is dry if other paths exist. Rubicon discusses realistic expectations during assessment rather than promising zero moisture in every scenario.
Are flood barriers guaranteed not to leak?
No responsible installer should guarantee that a residential barrier keeps an entire house dry in every flood. Rubicon warranties and service cover product and install scope as written — not a promise that floodwater cannot find another path, overtop the stack, or enter through drains or walls. Ask for water-test practice, seal maintenance, and what the system is designed to protect.
What happens if floodwater rises above the barrier?
Overtopping sends water over the top of the panel stack. Barriers are sized to a measured protection height — they are not infinite walls. Storm surge, waves, and debris can also stress seals and mounts beyond design assumptions. Assessment sets honest height and opening priorities.
How do I know whether my flood barrier is properly sealed?
After install, inspect continuous caulk at mounting tracks, gasket condition, clean seal lines, and correct panel compression. Ask whether your installer performs a water test.
